The homeowner in Granada Estates, Southwest Austin, needed a new roof because their insurance carrier would not renew their policy. The 40-year-old, 26-gauge Texas Rib metal roof was badly rusted, its exposed fasteners were backing out, and the panels sat on 1×4 purlins with no solid roof deck. We installed 7/16-inch radiant barrier sheathing over the purlins on the house and garage, then replaced the roof with a 24-gauge ShurLoc 150 standing seam metal roof in Galvalume with a vented ridge, completed in 5 days. The Situation
The homeowner needed a new roof because their insurance carrier would not renew their policy. The house and garage still had a 26-gauge Texas Rib metal roof with exposed fasteners, and it was about 40 years old.
What We Found
- Extensive rust on the 26-gauge Texas Rib metal panels.
- The exposed fasteners were backing out. On an exposed-fastener roof, every screw goes through the face of the metal panel, so each one that backs out leaves a hole where water can get in.
- In the attic, the panels were fastened to 1×4 purlins running across the rafters, 11in on center, with no solid roof deck underneath.
What We Installed
- Tore off the old Texas Rib metal panels and exposed fasteners, leaving the 1×4 purlins in place.
- Installed West Fraser SolarBord 7/16-inch radiant barrier OSB sheathing over the purlins on the entire house and garage, giving the roof its first solid deck.
- Installed Palisade synthetic underlayment over the entire deck.
- Installed high-temperature ice and water barrier at the pipe penetrations, the chimney and the sidewalls.
- Notched the garage eave to make room for a tree.
- Installed 24-gauge ShurLoc 150 standing seam panels in AZ-55 Acrylic Galvalume, with 1½-inch snap-together seams and one-piece clips that let the panels expand and contract with the heat. The clips are hidden under the seams, so no screws go through the face of the panels.
- Installed new chimney flashing and Dektite pipe flashings.
- Installed a vented ridge along the top of the roof so hot air can escape from the attic.
The Result
The house and garage now have a solid roof deck for the first time and a 24-gauge standing seam metal roof with no exposed fasteners to back out. The panel system is rated Class 4 for impact and Class A for fire. The homeowner now has beautiful new metal to replace the 40-year-old roof that put their insurance policy at risk.
