An 8-year-old roof in Shady Hollow West, Southwest Austin, was leaking severely into the garage and staining the ceiling. The cause was an installation error at the dormer sidewalls: when the roof was replaced, the underlayment was installed on top of the turnback flashing instead of under it, so water was running under the turnback and into the roof decking. We replaced 2 sheets of rotted decking with new OSB, installed GAF StormGuard leak barrier under the existing turnback flashing and re-shingled the repair area with Owens Corning Duration shingles in Driftwood. The repair was completed in one day, with 6 hours on site.

The Situation
The homeowner called us about severe leaking in the garage. Water had stained the garage ceiling. The roof had been replaced about 8 years earlier, so it was still fairly new.
What We Found
- In the attic, the roof decking and framing below the dormers had water stains.
- The leaks came from the sidewalls of the two front dormers: the outer side of each dormer and both sides of the narrow roof section between them.
- With the shingles removed, we found the underlayment installed on top of the turnback flashing instead of under it. Water was running under the turnback and into the roof decking.
- This was an installation error from when the roof was replaced about 8 years ago.
- 2 sheets of roof decking had rotted and needed to be replaced.
- A sidewall leak like this can stay hidden for years while the decking rots underneath, long before a stain shows on the ceiling.
Wall flashing like this is one of the six main places roof leaks start. See Where Do Most Roof Leaks Start? for the others and what to ask your roofer.
What We Installed
- Removed the shingles along all four dormer sidewalls and the roof section between the dormers.
- Cut out the rotted decking and installed 2 sheets of new OSB sheathing.
- Installed GAF StormGuard Leak Barrier under the existing turnback flashing, so the turnback once again channels water down the sidewall instead of letting it run under the flashing. No new flashing was needed.
- Re-shingled about 200 sq ft with Owens Corning Duration shingles in Driftwood to match the existing roof.
The Result
The source of the garage leak is repaired. The turnback flashing now channels water down the dormer sidewalls instead of letting it run under, and the rotted decking has been replaced. The new Driftwood shingles match the existing roof color and look slightly brighter since they are new.
